Within walking distance of the Alte Donau recreation area, we developed a residential project that is entirely dedicated to the future of urban living. Across 11 floors, 251 family-friendly rental apartments and four commercial units are combined into a sophisticated concept that integrates efficient floor plans, sustainable construction, and modern living.

A future-oriented mobility concept is enhanced by electric charging stations in the underground garage, while bike storage rooms are strategically positioned closer to the apartments, promoting both comfort and sustainable mobility. Thanks to geothermal energy and photovoltaics, the building is nearly self-sufficient, setting a strong example of ecological responsibility.

Additionally, the changing dynamics of working and living have been carefully considered: the newly designed ground-floor zone features smart spaces tailored for start-ups and solo entrepreneurs, supporting a contemporary take on work-life balance. Expansive open spaces, façade greenery, and spectacular views from the rooftop gardens make DON37 a place of relaxation in the heart of the city.
